We are approved to submit NYC Department of Buildings Facade Inspection Safety Protocol (FISP) reports (formally known as Local Law 11). We will develop an inspection scope in accordance with the DOB rules and best practices to ensure that your building’s facade is properly maintained and safe. SPRA works closely with the DOB Facades Division and will ensure your properties remains safely maintained and in good standing with the City.
We design repair scopes for building facades, with a specialty in the restoration of historic facades. We have extensive experience repairing and restoring limestone, terracotta, brownstone and brick masonry facades to ensure they look their best and perform properly keeping the elements out. We work closely with the New York City Landmarks Preservation Commission to ensure the historic appropriateness of all restorative repairs.
We review drawing submissions for tenant alterations and advises our clients on the appropriateness of different alteration design elements, with a special focus on mitigating risks of leaks and acoustic nuisances. We provide on-site inspection to ensure compliance with approved designs and we work with tenant contractors and design professionals to quickly respond to site conditions.
We provide a range of architectural design services from schematic space planning through detailed construction detailing. We have extensive experience in pre-war apartment renovations, building common area alterations, and home additions and alterations. Our designs accommodate our clients’ priorities, while providing efficient solutions. We attend from the schematic phase to the constructability or our projects to save time and effort during construction.
SPRA will investigate and troubleshoot building interior and exterior leaks. We assess building damage as the result of water leaks, fire, or other adverse event to determine damage source, as well as to make repair recommendations. We will review impacted conditions after insurance-covered damage and provide repair recommendations and costs assessments as required to ensure that our clients receive fair insurance reimbursement.
SPRA will provide expert testimony for legal cases involving building leaks, façade repairs, tenant alterations and other matters related to our practice. We will conduct investigations and provide reports as requested by clients where our professional analysis can further our clients’ interests regarding claims for or against. We will review architectural documentary evidence including drawings, specifications, site photos, or related materials as required to provide professional interpretations regarding the appropriateness of the documents when required to further or defend a claim.
